Quick Verdict

Unifi Home 100Mbps PrimePromo is a good fit for small households that mainly browse, stream, work from home and use several everyday devices. At RM89/month with three months of broadband charges waived, the price is attractive, but the 27-month commitment makes the contract more important than the headline promotion.

It is less compelling for households expecting significantly heavier usage during the next two years, particularly if you regularly download large files, run multiple high-bandwidth devices or want more headroom for future upgrades.

Cost & Contract Breakdown

The current Prime Promo price for the 100Mbps tier is RM89/month, with three months of broadband monthly charges waived. Unifi's campaign terms state a 24-month contract plus three additional months, making the commitment 27 months in total.

That means the three free months do not simply shorten the contract to 24 months. You remain committed for 27 months, while paying the RM89 subscription charge for 24 months.

Math Breakdown

Item / Calculation / Amount
Promotional monthly price—RM89/month
Contract period24 + 3 months27 months
Broadband waiver—3 months free
Paid months27 − 324 months
Total broadband subscription24 × RM89RM2,136
Effective cost over commitmentRM2,136 ÷ 27RM79.11/month

So, based purely on the promotional broadband subscription:

RM89 × 24 paid months = RM2,136

RM2,136 ÷ 27 months = RM79.11/month effective cost

The RM79.11 figure is an effective promotional rate, not the amount that will appear on every monthly bill.

Applicable taxes, optional add-ons and other charges should be checked separately before applying. The official campaign also specifies that the three-month waiver applies to broadband monthly charges and excludes add-ons.

What About Early Termination?

This is where the 27-month commitment matters.

Unifi's FAQ states that early termination during the contract period is subject to the standard early termination fee, based on the full subscription fees for the remaining months of the contract period.

The relevant Prime Promo package is RM89/month, so consumers should not automatically assume that an old RM99 RRP is the penalty basis.

For example, if 15 months remain, the simple subscription-fee calculation would be:

15 × RM89 = RM1,335

However, the final termination amount should always be confirmed against the customer's actual agreement and current Unifi terms before cancelling.

Performance & MCMC 90% Benchmark

Unifi advertises this package as up to 100Mbps download and 50Mbps upload.

For Fibre broadband, the commonly cited MCMC fixed-broadband MSQoS benchmark is more than 90% of the subscribed speed for at least 90% of the testing period. MCMC's fixed broadband network testing has used this threshold for fibre throughput.

For a 100Mbps plan:

100Mbps × 90% = 90Mbps

That gives a useful practical benchmark of approximately 90Mbps download.

But there is an important distinction:

A single Wi-Fi speed test below 90Mbps does not automatically prove an Unifi network fault.

MCMC-style network assessment and a customer's home Wi-Fi test are not the same thing. Your measured result can be affected by:

  1. Wi-Fi signal strength
  2. 2.4GHz interference
  3. Router placement
  4. Device Wi-Fi capability
  5. Ethernet cable quality
  6. Router port negotiation
  7. Other devices using bandwidth
  8. Test-server conditions

For a meaningful complaint about line performance, test using a wired connection directly through a suitable Ethernet port, repeat the test and eliminate other traffic first.

If properly conducted wired tests repeatedly show materially lower speeds, then it is reasonable to raise the issue with Unifi and request technical investigation.

Hardware & Technical Traps

The good news is that 100Mbps is not a demanding speed tier for modern networking equipment. The bigger issue is whether your existing equipment introduces an unnecessary bottleneck.

1. Cat5e is already enough

You do not need Cat6 simply because you subscribe to 100Mbps.

A properly functioning Cat5e Ethernet cable is sufficient for 100Mbps and Gigabit Ethernet.

Cat6 makes sense for new internal cabling or future-proofing, but replacing a perfectly good Cat5e cable will not turn a 100Mbps plan into a faster service.

2. Check the Ethernet port

If you want to test whether the fibre connection itself is delivering the advertised performance, use a device with a Gigabit Ethernet port.

An old 100Mbps-only Ethernet adapter can become the bottleneck and make troubleshooting unnecessarily confusing.

3. Wi-Fi 6 is included

The current Unifi coverage page lists the 100Mbps package with a Wi-Fi 6 Combo Box.

That hardware is more than adequate for a 100Mbps connection.

However, Wi-Fi 6 does not mean every connected device will achieve 100Mbps.

An older phone, laptop, smart TV or wireless adapter can still limit the connection.

4. Use 5GHz when speed matters

For devices located reasonably close to the router, the 5GHz Wi-Fi band is generally preferable when you want higher throughput.

2.4GHz has better range and wall penetration, but it is typically more congested and can produce lower real-world speeds.

If your router-to-device connection is weak, upgrading the broadband plan will not necessarily fix the problem.

Address-Level Reality

Do not confuse Unifi coverage with guaranteed installation at your specific unit.

Unifi's own coverage process tells customers to check their address and subsequently confirm port availability before proceeding with the application.

This matters particularly in Malaysian high-rise buildings.

An apartment may show Unifi coverage at the building or neighbourhood level while the actual unit still faces installation limitations because of available ports, building infrastructure or the existing access technology.

What About Old VDSL Buildings?

There is an important distinction between true FTTH and older copper-based broadband infrastructure.

TM has been progressively phasing out copper-based ADSL/VDSL broadband services as part of its network modernisation programme.

If you live in an older high-rise building and the service at your premises is still delivered through copper-based VDSL rather than FTTH, the access network—not your Wi-Fi 6 router—can become the limiting factor.

Do not assume that installing a newer router will solve a physical last-mile limitation.

For this reason, users in older apartments should confirm the actual access technology and installation feasibility at their unit, rather than relying solely on a general coverage result.

Who Should Get Unifi Home 100Mbps?

Good fit

  1. Small households
  2. 1–4 regular users
  3. Web browsing and social media
  4. HD video streaming
  5. Occasional 4K streaming
  6. Remote work and video meetings
  7. General home use across several devices
  8. Users prioritising a lower monthly broadband cost

Think about a faster plan if you:

  1. Frequently download very large files
  2. Have several people doing heavy downloads simultaneously
  3. Regularly run multiple high-bandwidth applications
  4. Have a large household with many active users
  5. Expect your broadband usage to grow substantially during the 27-month commitment

For gaming, remember that download speed is not the same as gaming performance. Latency, routing, packet loss and Wi-Fi stability can matter more than moving from 100Mbps to a much higher speed tier.

NetBijak’s Recommendation

The numbers make the PrimePromo attractive: RM2,136 in broadband subscription charges over a 27-month commitment, equivalent to RM79.11/month after accounting for the three free months.

The catch is the 27-month contract.

For a small household with moderate usage, 100Mbps is a practical entry-level fibre tier and the included Wi-Fi 6 hardware removes much of the need for additional networking equipment.

But don't choose it solely because the first three months are free.

Before applying, check these four things:

1. Confirm your exact unit is serviceable and has available port capacity.

2. Confirm whether the installation is genuine FTTH rather than an older copper-based access arrangement.

3. Test your existing devices and Ethernet hardware if you are upgrading from an older setup.

4. Read the early termination terms before signing the 27-month commitment.

This plan is worth considering for small households with moderate everyday usage. If you expect substantially heavier bandwidth demand during the next 27 months, compare the higher-speed tiers before committing.

The main value is the RM89 promotional price, three-month broadband waiver and included Wi-Fi 6 hardware. The main trade-off is the 27-month commitment, which reduces flexibility if your broadband requirements change.

The effective promotional subscription cost works out to RM79.11/month, before applicable taxes and additional charges.
